Wisconsin December 2018 Housing Stats

  • The median price point for sold homes in December 2018 was $179,000. This is a 5.3% increase from Dec 2017 of $170,000.
  • The median price point for entire year of 2018 was $184,000.  This is a 7% increase from 2017 of $172,000.
  • The number of homes sold in December 2018 was 4,980, which was a decrease of 13.1% from Dec 2017.
  • The number of homes sold for all of 2018 was 82,760, which was a decrease of 2.2% from 2017 of 84,594.
  • The number of new listings that came on the market in December 2018 was 3,506. This is a decrease of 4.2% from Dec 2017.
  • The total number of listings on the market was at 26,729, which is a decrease of 1.9% from Dec 2017.
  • Months of inventory were unchanged for December 2018 compared to a year ago, while average days on the market also fell to 103 days compared to 114 in Dec 2017.

The year-end highlights from the WRA indicate that 2018 was strong year for home sales, as the median price was up, demand was strong, and supply was down.  This pushed the 2018 median price up to $184,000, which is 7% above prices for 2017.  Statewide, inventory levels were still considered weak at 3.9 months which is still well below the six-month benchmark that characterizes a balanced housing market

Review of Sales & Inventory over the last year:

  • 2.9 – 4 months of inventory for homes selling below $350,000
  • 5.1 months of inventory for homes selling between $350,000 – $500,000
  • 9.7 months of inventory for homes selling over $500,000

WRA Chairman Jean Stefaniak states, “There are some great opportunities in our high-end homes, but it’s important to remember that we don’t sell a lot of properties in that range, so most buyers are still facing a strong seller’s market.” Only about 4.4% of all homes sold in Wisconsin are in that top price bracket.
